Five disciplines under one contract: interior decoration and finishes, thermal and acoustic insulation, industrial epoxy flooring, planned and reactive maintenance, and equipment and plant rental. They are deliberately grouped because they sit next to each other in almost every fit-out and refurbishment programme — one survey, one method statement, one sequence.
Yes, all three. Warehouses, distribution centres, workshops, cold stores, offices, showrooms, clinics, kitchens and villas are all inside our normal range. The specification changes with the building — a food-grade floor and a boardroom finish are different problems — but the QA process and site supervision are identical.
Either. Single-trade work is quoted on its own, but bundled scopes are where we save you the most programme time: surface preparation, insulation and flooring get planned as one sequence instead of three contractors waiting on each other. Two or more services from our list are priced as one bundled programme.
Most of our industrial work is programmed exactly that way. We phase the scope around live operations using zoned barricading, dust extraction, low-odour or fast-cure material options, night shifts and weekend shutdown windows. The phasing plan and traffic-diversion arrangements are issued for your approval before mobilisation.
One project manager owns the whole scope from award to handover, with a working foreman on site during every shift. You get a single point of contact and a single programme — not a different number for each trade — which is the entire reason the five services sit in one company.
A method statement and risk assessment, the programme with hold points, material technical and safety data sheets, manufacturer application specifications, insurance certificates and operative competency records. Where the scope is fire-rated or hygiene-critical, the relevant test certificates are attached to the proposal rather than promised later.
Decoration & Interior Finishes
Gypsum, skim coats, paint systems, cladding and joinery — and the preparation standards that decide how the finish looks in year three.
Gypsum partitions, bulkheads and decorative ceilings; skim coat and level-5 finishes; interior and exterior paint systems including anti-fungal and washable coatings; wall cladding and panelling; and joinery installation and detailing. Substrate repair and preparation are inside the scope, not an extra line discovered halfway through.
Level 5 is a full skim coat over the entire surface, so joints and fasteners disappear under critical light. You need it where glancing light, gloss or semi-gloss paint, or dark colours will expose every imperfection — lobbies, showrooms, boardrooms. For back-of-house areas level 4 is honest and cheaper, and we will say so rather than sell up.
Negative-pressure zoning with sealed sheeting, HEPA-filtered dust extraction at the tool, and vacuum-assisted sanding instead of open sanding. For paint we specify low-VOC and low-odour water-based systems where the specification allows, and programme solvent-based work into unoccupied windows.
Yes. We colour-match by spectrophotometer to an existing sample, or work from your RAL, NCS or brand-manual reference. Sample panels and mock-up walls are prepared and signed off on site before bulk application — so a shade problem is caught at 2 m², not at handover across 2,000 m².
Water-based emulsion is touch-dry in 1–2 hours and re-coatable in about 4; a room is normally usable the next morning. Solvent-based enamels and two-pack systems need 24–48 hours of ventilation before occupancy. Full chemical cure and washability take up to 7 days, so avoid aggressive cleaning in the first week.
Thermal & Acoustic Insulation
Rockwool, PU spray foam, XPS board and reflective foil — chosen from a target U-value, fire class or acoustic figure, not from a catalogue.
It depends on three things: the target U-value, the required fire class, and whether the priority is thermal or acoustic. We survey the existing build-up, model the heat loss, and recommend a system — rockwool, PU spray foam, XPS board or reflective foil — with the manufacturer’s warranty documentation attached to the proposal.
Thermal insulation resists heat transfer and is measured as R-value or U-value; acoustic insulation absorbs and blocks sound energy, measured as an Rw or STC separation figure. Dense mineral wool does both reasonably; closed-cell foam is thermally excellent but a poor absorber. Where a wall needs both, the build-up is layered — mass, cavity, decoupling — rather than solved with one product.
Yes. Fire-rated build-ups are supplied with the tested system reference, reaction-to-fire classification and the manufacturer’s certificate for the exact assembly installed — not a generic product sheet. Where a rating depends on fixings, spacing or a specific facing, that detail is recorded in the QA sign-off with photographs before closing up.
Cold rooms, chiller panels and freezer envelopes are one of our core scopes: PIR/PUR sandwich panel systems, vapour-barrier continuity, thermal-bridge detailing at junctions and floor perimeters, and sealed penetrations. Vapour control is where most cold-store retrofits fail, so we treat the barrier as the critical item, not the insulation thickness.
It depends on the current build-up, run hours and setpoint, so we model it rather than quote a slogan. A recent cold-store upgrade cut measured refrigeration load by 22%. Thermal imaging before and after is available on request, so the saving is a number you can audit instead of a claim on a brochure.
Industrial Epoxy Flooring
Preparation, moisture testing and cure schedules — the three things that decide whether a floor lasts ten years or peels in ten months.
A typical 500–1,000 m² bay takes 3 to 5 days: shot-blast preparation and repairs on day one, primer and body coats over the following days, then a controlled cure before light traffic. Fast-cure systems can return an area to service in 24 hours where downtime is critical. The schedule is confirmed after a moisture and substrate survey, not before it.
Shot-blasting or diamond-grinding to an open, sound profile (typically CSP 3–4), followed by crack routing and repair, joint treatment and vacuum removal of dust. Preparation is roughly a third of the programme and most of the reason a floor holds. Acid etching and “clean and coat” are not offered — they are the cheap start to an expensive failure.
Almost always one of three causes: rising moisture in the slab with no vapour-tolerant primer, inadequate mechanical preparation, or coating applied outside the product’s temperature and humidity window. We run a moisture test before quoting a system and record slab temperature, dew point and ambient humidity at every coat — so the cause never has to be guessed at later.
Self-levelling for smooth, cleanable warehouse and showroom floors; broadcast quartz for heavy-duty grip and impact resistance; anti-static (ESD) for electronics and battery areas; chemical-resistant vinyl ester or novolac for plants; polyurethane screed for thermal shock and steam cleaning in kitchens and food plants. We match the system to loads, chemicals and cleaning regime — not to the price the client hoped for.
Yes — seamless PU screed and epoxy systems with integral coving, fall-to-drain detailing, sealed drain interfaces and anti-slip aggregate rated for wet, hot-wash environments. These systems tolerate steam cleaning and thermal cycling that would debond a standard epoxy.
Sometimes. If the existing layer is well bonded, we test adhesion by pull-off, mechanically abrade it and apply a bonding primer. If it delaminates in test, it comes off — overcoating a failing floor transfers the failure upward. Tiles can be over-laid where they are sound and the level build-up is acceptable, though the joints usually need filling first.
Planned & Reactive Maintenance
Response times you can audit, condition reports you can budget from, and no warranty argument between trades.
Scheduled inspections with written condition reports, civil and fabric repairs, floor patching and joint repair, re-coating, waterproofing and sealant renewal, and insulation touch-ups — plus a defined number of reactive callouts. Annual and multi-year agreements are both available, scoped to the building rather than to a template.
Contract holders get 24-hour emergency callout, with priority tiers agreed in the contract — typically same-day attendance for anything stopping production or creating a safety risk, and a scheduled slot for non-urgent items. The SLA is written into the agreement with measurable response times, so performance can be audited rather than argued about.
Yes, one-off callouts are quoted at day-rate plus materials, subject to crew availability. Contract holders take priority in the queue, which is usually the deciding factor for facilities where downtime is expensive.
A photographic condition report after every scheduled inspection, listing defects by severity with a recommended action and an indicative cost. Over a year this turns into a defensible capital plan — you know what needs money next quarter and what can safely wait.
Yes. We survey the existing system first, identify it, and state honestly what can be repaired versus what is at end of life. Where a previous installation was under-specified we will say so in writing rather than take on a maintenance liability we cannot honour.
A fixed annual fee for the scheduled scope and inspection programme, invoiced monthly, with agreed rates for reactive works outside the included allowance. Because one company holds the floor, insulation and coating scopes, a callout does not turn into a dispute over whose warranty applies — we fix it and move on.
Equipment & Plant Rental
Access platforms, power, surface preparation machines and scaffolding — certified, delivered and backed by a replacement commitment.
Scissor lifts, boom lifts and mast climbers; generators, compressors and site power distribution; shot blasters, diamond grinders and dust extraction units; and scaffolding, mobile towers and edge protection systems. It is the same fleet our own crews use, which is why it is maintained properly.
Daily, weekly and monthly rates, with the weekly rate becoming better value from roughly the fourth day. Minimum hire is one day plus transport. Rates are quoted per item on request — send the machine type, the working height or capacity you need and the dates.
Yes, inside our standard service area. Sites beyond it are quoted with a transparent mobilisation cost rather than a surprise line on the invoice. Delivery slots are booked to your access window, including out-of-hours where a loading bay is only free at night.
Operators are available as an add-on for access platforms and surface-preparation plant, with competency cards and current certification. On-site fuel supply can be included too, so you are hiring a capability rather than just a machine parked on your slab.
Every item arrives with current third-party inspection certificates and service records — LOLER-equivalent thorough examination for lifting plant, electrical safety records for generators and distribution. Our fleet is insured for our ownership; the hirer is responsible for on-site damage and theft, which most site policies already cover.

Send drawings, photos or an area estimate and we respond within 48 hours. Where a site survey is needed we book the visit within two working days and issue a fixed-price proposal with clear inclusions and exclusions immediately afterwards.
No. Surveys and proposals are free inside our standard service area. For sites further out we agree a mobilisation cost up front, and it is credited against the contract if you proceed.
There is no hard minimum for maintenance clients. For new flooring or insulation packages, jobs under roughly 150 m² are quoted at a day-rate structure rather than per square metre — we tell you which applies before we survey, not after.
By surveying properly and writing exclusions down. The proposal states the assumed substrate condition, moisture result, access hours and power availability. If reality differs, we price the variation before doing the work — never after. Bundled scopes help too: one contractor cannot bill you twice for the same preparation.
Staged payments tied to agreed milestones — mobilisation, mid-point and completion after joint snagging sign-off. Account clients on maintenance contracts are invoiced monthly against the agreed annual fee.
